PKP railway seems to have found itself sitting on a gold mine – land. Given its history, it has the benefit of vast amounts of undeveloped land in prime, central city locations.

PKP to be more than just trains

PKP (Polskie Koleje Państwowe), Poland’s national railway, owns more than 100,000 properties in Poland. Via their new company Xcity Investment, they plan to exploit the land with upgraded rail stations, shops, offices and hotels, initially with 15 projects.

The company is currently preparing development projects in an area of more than 400ha, and have an appetite for more. Thanks to the investments of former railway areas we can create a completely new space that corresponds to the needs of the local community

In the Centre of Warsaw

The most spectacular investment would likely be the Centralna Park in Warsaw, at the intersection of al. Jana Pawła II and Al. Jerozolimskie. Over eight years to make use of 100,000 sq.m. of space to develop Offices, retail space and a hotel. There will be a 350 million euro building, to be linked to the main station.

Near the railway station West side at Aleje Jerozolimskie 140, more offices and shops. The investment will cost 135 million euros and is expected to be ready by 2021. Apartments are to be created by ul. Szczęśliwicka 62, where it’s currently the Head Office of PKP SA (railroad workers will move to a new office building at Warsaw West). The new building will provide commercial and service facilities. Cost is 35 million złoty.

New train stations

People who use PKP trains will be pleased to know some of the development will be new stations. At the Warszawa Włochy station there is just a station. According to the investor’s plans a new building will have the chance to pay for itself through a new commercial area with offices or shops. The station is to be opened no later than 2020.

A big investment in the Centre of Katowice should complete around the same time. Near Katowice station and the emergence of a new train station, connected to the building of a commercial outlet with an area of 7000 sqm.

More services at the stations

Railway stations will be upgraded in Warsaw, Gdańsk Głowny, Gdynia Międzytorze, Wrocław Świebodzki and ul. Bosacka at Krakow. Similar projects will also be conducted in Konin and Mińsk Mazowiecki.

Xcity will invest in 10 smaller towns. Near the railway station in Bielsko-Biała, will rise a park, and in Chorzów, more than 21,000 sqm., with a mall. Business parks will also arise in Elbląg, and together with a new railway station in Kłodzko and also in Oleśnica, Koszalin, Kutno, Łowicz and Skarżysko Kamienna.

PKP is in the process of searching for partners, with whom we will begin work on the projects. In building there is also a lot of other investments, which will be completed in the next few years, and we will announce even more – in 2018 Xcity Investment intends to implement more than 40 more development projects. Now we have assessed more than 100 further potential locations for subsequent investments.
